FAQs

In the course of constructing hundreds of oak buildings we have been asked many questions by our customers. Some of the more frequent ones are listed below.

Q I'm not sure what is possible, can you come to my house and advise me?
A All part of the service! Once you have browsed thorugh the website and familiarised yourself with our buildings, either email or phone us and we will arrange a visit to discuss the project, at no obligation. This will be followed by a design sketch and detailed quotation.

Q Will I need planning approval?
A Almost all our buildings require planning approval. Drawing on our extensive planning experience and using an experienced planning consultant, we will handle the entire process for you.
In certain circumstances Planning Permission is not required. This is known as Permitted Development.

Q What about Building Regulations?
A If the building covers over 30 square metres internally or is within one metre of a boundary, Building Regulations approval must be sought. We will apply for approval, arrange for the inspections to be carried out and provide you with a completion certificate at the end of the project from our approved independent inspector.

Q Can Rookery Barns cover the whole project from start to finish?
A Yes, everything from the design of the building and the planning application to groundworks and through to roofing and landscaping can be handled from our office and workshops at Oakhanger. Once planning approval has been secured, we will oversee every stage of the project.

Q How much of the building will be oak?
A Everything you see from the outside is oak. The posts, heads, curved corner braces and securing pegs and the cladding is oak. The internal stud walls and roof timbers are constructed from treated and graded Scandinavian Pine.

Q Will I need to paint or treat the timber?
A No. No further treatment of timber is required other than repainting of any softwood joinery items such as doors and window frames after approximately 5 years.

Q Do you have a standard range of buildings or can I have a building designed to suit my property?
A Yes and yes. All of our buildings are bespoke so we can tailor the design to suit individual requirements. Or you may see a building on the website which exactly suits your requirements.

Q Which geographic areas do you supply?
A We supply most of Surrey, Hampshire and West Sussex. As a local barn builder, we offer the advantage over national suppliers of being at hand to personally take care of every stage of the process, from design, planning approval and groundworks through manufacture, erection and roofing to the final stages of landscaping and interior fittings.

Q Where does the oak come from?
A All of our oak is sustainably sourced - some is English and some comes from France. The French forestry industry is huge, virtually every village having its own mill. The oak is responsibly grown in long straight lengths, harvested and replanted ensuring a plentiful supply of this wonderful, sustainable resource.
